Regional House Prices in Tehran – August 2025 Market Analysis
The cost of a home in Tehran depends heavily on where you look. Iran’s capital is divided into 22 administrative districts, and each offers a different mix of neighbourhoods, amenities and socioeconomic status. To understand the market, it’s useful to examine price per square metre (Toman) – a standard metric used by local agents and property websites. The figures below come from the real‑estate price tracker Iran Jib, updated on 28 August 2025.

Northern luxury districts (Regions 1–3)
The upscale areas north of Tehran’s central spine host embassies, villas and modern apartments with mountain views. In Region 1 (including Niavaran, Zafaraniyeh and Elahiyeh/Fereshteh), prices range widely from around 47 million Toman per m² in less‑prestigious side streets to over 550 million Toman per m² in exclusive compounds such as Sahebgharanieh. Even mid‑tier neighbourhoods like Velenjak and Mahmoodieh typically command 150–250 million Toman per m². This district caters to Tehran’s wealthiest families, diplomats and business owners.
Adjacent Region 2 covers Saadat Abad, Sattarkhan and Shahrak‑e Gharb. These western‑north districts offer a mix of mid‑rise apartments and new master‑planned developments. Prices here start around 32 million Toman per m² in older areas of Azadi and Tarasht but climb to about 300 million Toman per m² around Farhang Square in Saadat Abad. High‑end towers near Shahrak‑e Gharb’s parks and malls often exceed 200 million Toman per m².
Region 3 lies just south of the mountains and includes commercial areas such as Mirdamad, Zafar and Pasdaran. Housing ranges from older brick walk‑ups to modern glass apartments. Prices typically run between 60 million Toman (e.g., Dolat Street) and 270 million Toman per m² in premium streets like Dorous and Pasdaran. Proximity to private clinics, corporate offices and major thoroughfares keeps demand steady.

Eastern and north‑eastern zones (Regions 4–5)
Moving eastward, Region 4 spans Haghani, Tehranpars and Hakimiyeh. It offers a broad range of prices: entry‑level flats in new satellite towns can cost as little as 16 million Toman per m², while renovated apartments near Tehranpars Metro or Hafez Highway can reach 150 million Toman. This area appeals to middle‑class families seeking newer construction without the price tags of the north.
Region 5 covers western Tehran, including Ekbatan, Poonak and Jannat Abad. It’s known for large housing complexes and good access to highways. The data show prices from roughly 39 million Toman per m² in less‑developed villages near Khen Sulqan to about 160 million Toman per m² in Ashrafi Esfahani and some parts of Ekbatan. Most transactions fall within 70–130 million Toman per m², making this district attractive to young families.

Central business hub (Region 6)
Region 6 encompasses the commercial heart of Tehran: Yusef Abad, Keshavarz Boulevard, Motahari and Vali Asr. Apartments here are popular among office workers and students due to easy transit access. Prices range from around 53 million Toman per m² on quieter streets like Motahari Fajr to over 250 million Toman per m² in upscale areas of Yusef Abad. The wide spread reflects differences in building age and proximity to shops and universities.
Inner‑city mixed zones (Region 7)
Region 7 lies east of the central core and features dense urban blocks such as Saba, Narmak and Bahar Shiraz. Prices are generally lower than in the north: they start around 29 million Toman per m² in parts of Sabalan South and climb to approximately 170 million Toman per m² near major boulevards like Sohravardi. Buyers looking for a balance between affordability and centrality often target this area.

North‑eastern suburbs (Region 8)
Region 8 includes Narmak and the eastern suburbs around Resalat Highway. It offers some of the city’s most affordable apartments, with prices as low as 25 million Toman per m² in older buildings in Vahidieh. Nevertheless, renovated units in popular squares can fetch up to 160 million Toman per m². Many young couples start their home‑ownership journey here before trading up.
Southern and western corridors (Regions 9–10)
The southern districts are characterised by older housing stock and lower incomes. In Region 9 (Jey, Mehrabad), prices begin around 17 million Toman per m² and rarely exceed 78 million Toman. Nearby Region 10 (Jeyhoon, Karun) shows a similar pattern, with small flats selling between 19 million and 83 million Toman per m². These neighbourhoods appeal to first‑time buyers and investors due to proximity to industrial zones and transport hubs.
Why location matters
Tehran’s housing market reflects the city’s social and geographic stratification. Northern districts like Niavaran and Elahiyeh command the highest prices due to scenic views, prestigious schools and luxury shopping. Central zones offer a mix of mid‑range prices and good connectivity, while the eastern and western fringes provide relatively affordable alternatives but you feel far away from the action. Meanwhile, South Tehran remains the least costly, though infrastructure projects around major transit corridors could drive future appreciation, but still has a bad reputation among many in the capital city.
